The Skypark's CC&Rs contain a number of "Use Restrictions" that address such
things as the parking & storage of vehicles and the accumulation and display of
materials, equipment, and other types of "stuff & junk". In order make
these restrictions somewhat more understandable the Board consolidated some of
them them into the set of "standards of appearance" reproduced below. These
standards were adopted in accord with Section 6.02 of the CC&Rs and are
enforceable as if they were contained within the CC&Rs.

Security, Landscaping & Standards of Appearance:

In all cases, Owners are required to keep
their Lots in neat and presentable condition as viewed from streets, the
Common Area, or adjacent Lots.

For airport/Common Area security, every Lot
must be secured by fencing in such a way so as to leave no obvious open path
for pedestrians, animals or vehicles between the street and the Common Area.
Gates opening from the street to the Common Area must be kept closed when not
in use.

Owners are encouraged to fence the rear of
their Lots from the Common Area for improved security and appearance. If
left unfenced from the Common Area, back yards, hangar ramp areas and hangar
side set-back areas shall not be used for storage of vehicles, equipment or
material except on a very temporary basis (less than 30 days).

Reference CC&R Sections 11.02, 11.03, and
11.05, no owner shall park, store, keep, repair or engage in restoration of
any inoperable vehicle or vehicular equipment, or any boat, trailer, or large
commercial-type vehicle, or equipment of any kind, upon any portion of any
residential Lot unless entirely enclosed or screened so as to not be
visible from outside the owner’s Lot.

Reference CC&R Section 11.07, no owner shall
keep, store or allow to accumulate upon his Lot material or items including
but not limited to equipment or machinery, lumber, metals, bulk material,
scrap, refuse or organic material unless entirely enclosed or screened so
as to not be visible from outside the owner’s Lot by suitable permanent
solid block fencing of sufficient height and approved by the Architectural
Committee, by hangar placement, by landscape vegetation, or by a combination
thereof.

Yard areas, both front and back, that are
visible from the streets or Common Areas must be landscaped, meaning either
grass or ‘desert-scape’ and kept neat and free from weeds, dead vegetation and
trash. If back yards are not landscaped (i.e. left as dirt), they must be
screened from view from the Common Area by permanent solid block fencing of
sufficient height approved by the Architectural Committee, or by other
suitable method acceptable to the Architectural Committee.
